In 2020, a full roof replacement was completed on a home in Fair Oaks, California, where the original composition shingles were extremely deteriorated. Years of exposure had caused severe granule loss, cracking, and curling—leaving the roof vulnerable to water intrusion and heat damage.

Once the old shingles and underlayment were removed, our team discovered areas of dry rot on the roof sheathing, particularly where moisture had been trapped under the failing roofing system. We carefully removed and repaired the damaged sheathing, replacing it with new, structurally sound plywood to restore a safe, solid foundation for the new roof.

With the deck properly repaired and prepped, we installed the high-performance GAF Timberline HDZ Reflector Series (HDS RS) shingles in Charcoal. These shingles offer excellent durability, advanced sealing technology, and Title 24 energy compliance, making them a smart choice for the Fair Oaks climate. The Charcoal color also added a bold, updated look to the home’s exterior.

To further enhance the system, we installed a ridge vent for continuous attic ventilation. This helps regulate temperature and moisture levels year-round, extending the life of the roofing materials and improving overall energy efficiency.
