The Truth About Roof Rejuvenation Sprays

As a professional roofing company serving Northern California and Northern Nevada, we’ve been asked time and again about roof rejuvenation sprays and similar products. Marketed as a budget-friendly way to extend the life of your roof, these sprays claim to “restore flexibility” to aging asphalt shingles using a soy-based oil treatment. While that might sound appealing, especially compared to the cost of a full roof replacement, we strongly encourage homeowners to be cautious.
In our opinion, roof spray-ons aren’t the miracle solution they’re advertised to be, and in some cases, they may do more harm than good.
What is a Roof Rejuvenation Spray?
Roof rejuvenation sprays are a spray-on treatment intended to rejuvenate aging asphalt shingles. The products claim to restore the oils in shingles, helping them stay flexible and weather-resistant for several more years. They’re often marketed to homeowners whose roofs are showing signs of wear but who want to avoid a full replacement.

Why We Don’t Recommend Them
Here are a few reasons we don’t recommend roof sprays to our customers:
1. It Doesn’t Address the Real Problem
In our experience, roof wear and tear is rarely just about “dry shingles.” More often, underlying issues like damaged underlayment, improper ventilation, poor flashing, or even structural deterioration are to blame. Spraying a roof with oil won’t fix these critical problems and might even mask them long enough to make the damage worse.
A detailed investigation by TrustDALE highlights how the marketing behind these treatments often oversimplifies the complex issues behind roof aging and deterioration.
Additionally, GAF and the Asphalt Roofing Manufacturers Association (ARMA) "strongly [advise] against the application of any type of field-applied coating over installed asphalt shingles." Coating over asphalt shingles can degrade the shingles and cause problems with ventilation and airflow, leading to moisture build-up in the roof.
2. It Can Void Your Roof Warranty
In many cases, applying spray treatments to your roof may void your manufacturer’s warranty, especially if the product was not approved for use with your specific roofing materials. That means if something goes wrong, you’re on the hook for the full cost of repairs or replacement.
3. It Makes Professional Inspections More Difficult
Once it’s sprayed on, it can leave a residue that makes it harder to assess the true condition of your shingles. Cracks, lifting, and granule loss may be hidden, making it difficult for roofing professionals to give you an accurate evaluation down the road.
4. It’s a Temporary Fix
Roof sprays may restore some flexibility to your shingles, but the effect is temporary. It doesn’t strengthen the roofing system, fix leaks, replace damaged materials, or correct poor workmanship. In our opinion, it can give homeowners a false sense of security when what they really need is a thorough inspection and expert advice.
